The ADU (Accessory Dwelling Unit) boom in Los Angeles has created an unprecedented opportunity for reclaimed lumber. With tens of thousands of ADUs permitted since California streamlined regulations in 2017, builders and homeowners are looking for ways to make their new structures stand out while meeting sustainability goals. Reclaimed wood offers a compelling answer for both objectives.

Los Angeles has some of the most progressive ADU regulations in the country. State law (SB 9, AB 68, and subsequent legislation) combined with City of LA local ordinances allow property owners to build ADUs up to 1,200 square feet on most residential lots. This has created a massive wave of small-scale construction — and an equally massive demand for building materials that are distinctive, sustainable, and code-compliant.

Where does reclaimed wood fit in ADU construction? There are both structural and finish applications, each with different considerations. For structural framing, reclaimed Douglas fir and Southern yellow pine timbers can be used for posts, beams, and headers where their superior old-growth density provides excellent structural performance. However, structural use of reclaimed lumber requires verification by a licensed structural engineer and approval by the LA Department of Building and Safety (LADBS). The engineer must identify the species, assign a structural grade, and verify that the design values meet code requirements for the specific application.

Finish applications are where reclaimed wood really shines in ADU design. Popular uses include: accent walls in living areas and bedrooms, kitchen islands and countertops from thick reclaimed hardwood slabs, open shelving using reclaimed boards, ceiling treatments (exposed reclaimed beams or plank ceilings), exterior siding and cladding details, bathroom vanities, barn-style sliding doors, and custom built-in furniture. These applications typically do not require structural engineering review and allow full creative expression.

From a sustainability perspective, using reclaimed wood in your ADU can help you earn points under the CALGreen code (California's mandatory green building code) and any voluntary green building programs you pursue. Reclaimed materials contribute to waste diversion requirements, recycled content targets, and responsible material sourcing criteria. If you are pursuing LEED for Homes certification (which some LA ADU programs incentivize), reclaimed wood directly contributes to Materials and Resources credits.

Cost considerations for reclaimed wood in ADU construction are favorable when you compare apples to apples. Standard reclaimed softwood framing lumber is often priced at or below new lumber of similar quality. Reclaimed accent wall material (mixed-width barn wood or shiplap) typically costs $6-12 per square foot for material, comparable to premium tile or stone veneer. Reclaimed hardwood countertops and features are more expensive ($15-30 per board foot for species like white oak or walnut) but add disproportionate value to the finished space.

Design tips for incorporating reclaimed wood in ADUs: (1) Use reclaimed wood as a focal point, not everywhere. One stunning accent wall or a reclaimed wood ceiling in the main living area makes more impact than reclaimed wood on every surface. (2) Mix reclaimed and new materials for contrast. A reclaimed beam against clean white drywall, or a reclaimed wood vanity in a tiled bathroom, creates visual drama. (3) Choose species and character levels appropriate to your design aesthetic. A modern ADU might use clean-faced reclaimed white oak, while a rustic cottage ADU might feature heavily weathered barn wood.

Working with your ADU builder: most ADU contractors in Los Angeles are familiar with reclaimed wood and welcome it as a design upgrade. Provide your contractor with material specifications early in the design process — species, dimensions, quantities, and moisture content requirements. Schedule material delivery to align with the construction timeline: framing lumber early, finish materials when the interior is weather-tight. We work with dozens of ADU builders in the LA area and are happy to coordinate directly with your contractor.

For homeowners managing their own ADU project, here is a suggested reclaimed wood material budget for a typical 600 square foot ADU: accent wall in main living area (80-100 BF, $400-800), exposed decorative beam (30-50 BF, $200-500), open kitchen shelving (15-25 BF, $100-250), bathroom vanity top (10-15 BF, $100-300), barn door (25-35 BF, $200-400). Total: roughly $1,000-2,250 for material. These features add easily $5,000-10,000 in perceived value to the finished unit — an excellent return on investment.
